Give everyone the same brief
Quotes are difficult to compare when each contractor is pricing a different idea. Provide the same drawings, measurements, finish specification and responsibility list to each bidder.
Ask for assumptions and exclusions in writing. If information is missing, label the relevant amount as provisional rather than treating it as fixed.
Compare the scope line by line
Separate preparation, materials, labour, waste, permits, access equipment, protection, testing and making good. A lower quote may simply omit work included elsewhere.
Check product brands, quantities and quality levels. 'Supply tiles' or 'fit kitchen' is too vague for a reliable comparison.
Check capability and protection
Verify relevant licences, insurance, references and experience for the exact type of project. Search for a real trading identity and written contact details.
Understand warranties and who is responsible for correcting defects. A strong contract is more valuable than an informal promise.
Use sensible payment stages
Payment should reflect genuine progress, ordered materials and agreed milestones. Be cautious of pressure to pay a large unexplained amount immediately.
Document changes before the work is done, including their cost and effect on the schedule.
